OLD BUSINESS:
Comprehensive Plan Update:
B.J. summed up the 10/15 workshop and felt that is was productive. Tonight he would like to finalize our future annexation areas, and land use for such areas. This will allow B.J. to do the build out calculations and begin to finalize our draft update.
The committee would like to list all potential future land use annexations discussed as coming in as R1. The committee would like to show the Mill Property and Papen future land use as waterfront district mixed use.
We would like to extend the future waterfront district into the long term growth areas of the Fifer Properties.
Another future land use/annexation discussed would be to add commercial along Westville road across from the existing business park
We discussed the Pioneer property; they are negotiating with a bus company for one of the two parcels. Pioneer questioned if they split the parcels would they have any zoning issues from the Town for the existing entrance on southern boulevard. The Town thought that there would be no problem with the entrance, but they would have to talk with DELDOT. Any potential future industrial occupant would have to come in front of our committee to discuss future business, as per our zoning ordinance.
In summary we distinguished the areas and the use for future interest in respect to the comprehensive plan.
Park Benches:
We need to decide when we will install the donated park benches in the park. It would be a good idea to complete this task before it gets cold, and before the holidays are in full effect.
